The primary reason I have become delinquent in my mortgage payments is early this year my wife had been laid off and we were using that income to help pay the mortgage. With the continuing decline in keeping up with all our financial responsibilities it placed great strain on my marital relationship. We suffered a separation in May of 2008 when I had to leave the premises.  Since I did not have enough income to pay my regular monthly mortgage payment and all the new living expenses I fell further behind. I am now concerned I will not be able to pay what is owed and will eventually lose our home. I truly want to pay what is owed, but at this time I do not know how to accomplish this. Therefore, I am turning to you for assistance. My wife and I are currently going through marriage counseling and things are improving remarkably. this home isn't in my name yet. My husband and I gave my mother the money for the down payment on this home. She passed away 2 years ago and left the house to me. The mortgage company said they would transfer the mortgage to my name (awaiting on that STILL) We are behind in payments and just can't seem to swing it. They claim they gave me a loan modification last year and I asked her who asked for it and how much was my payment reduced ? The adjustment was 27.00 per month and was initiated by the company. I have had medical and financial situation. In last five years I have never missed a mortgage payment with the three exceptions: my temporary  loss of income, surgery and ARM increase and escrow issue. These things have made it difficult to carry forward without some help. I need an interest only  loan if possible while I get back on my feet, I need my Home owners insurance, flood insurance, property taxes included in my loan if possible?
