I have a first & second mortgage...80/20. The 20% is fixed at 10.7%...The 80% is an ARM with an initial rate of 6.65%. That rate just increased September 1. I have no pre-payment penalties on these loans. My property tax also increased by almost 50%. My appraisal 3 years ago was for $260,000(couldn't believe it, just too high - ??). It is not worth close to that now. I owe just about $250,000. I just want to get into a loan that is equal to the current value of my property, not the value 3 years ago. I am looking to refinance into 1 30 yr fixed, where my principal is lowered, or whatever the best option is. I have never been late paying any mortgages I have had in the last 7 years. I currently pay out 50% of my gross monthly income towards my mortgages...includes insurance and property taxes. I want to stay where I am and do not plan on leaving the home. I am fearing foreclosure as every month goes by. I feel I was taken advantage of by the initial mortgage company I used for my refinance, 3 years ago. I have been with the same employer for 14+ years. I have a wife and 3 children that I am responsible for. Due to high day care costs, it has been cheaper to have my wife stay home with the kids. She is actively looking for work with several interviews this week. You will see that I can afford the payments. Again, I feel like I am part of the group of American families that were victims of the housing market that has soaked up all the airwaves in the last few months. If big corporations can get multi-billion dollar buyouts, why is it so difficult for someone like me to get my loan restructured to a more realistic one. We obtained a sub prime ARM in 2005. We had no problem paying the mortgage, even after the first few adjustments. However, the monthly payments are now unmanageable. Every month we fight to pay the bills, but we will not be able to if when the rate adjusts again. The ARM has driven the monthly payments too high. Litton Loan Service now owns our ARM loan.

I was a teacher that got laid off due to budget cuts in the school system with the economy and when our state voted on a Title 1 Amendment clause. I was laid off in April and recently have been re-hired. Therefore, I fell behind in payment. I started a re-payment plan with Litton Loan (the only option they gave me, but it was $500 more a month on top of my $1880 payment.). I made payments totaling $3800 but now they have sent me a notice of foreclosure, and when I called to get approved for the Homes Savers Advantage program, they give me the run around. I am tired and want this resolved. This is my first house, I bought in 2003 and had never been late until April 2008 when I was laid off. My loan was with SunTrust Mortgage, and since it was sold to Litton Loan in May, a month after being laid off from the school system, It has been a TOTAL HEADACHE!!!!!
