I have tried to get a loan modification since August 1st.  I have got the run around ever since that point.  Everybody I speak with tell me something totally different.  I was recently told that my modification was denied (now I 6 months behind...they kept telling not to send any money.  I am at a complete lost.  I do not want to lose my home.  I am 60 years old and have no where else to go.  They are the most difficult people in the world to work with. I have an extra 1200.00 a month coming in.  I can now afford a reasonable monthly payment.  I cannot afford an ARM, can you help modify our Saxon mortgage.

Our home loan is with Saxon Mortgage Services, Inc.  
We recognize that we are behind two months payments.  We received a Notice of Default indicating that we must pay $5,730 before 12/18. We purchased this home on October 24 for $187,000.00.  Upon closing we had a principal loan amount of $168.300.00 with an adjustable rate note of 8.970% with the first rate change to occur in November 2008.  This provided us with approximately $18,700 in equity at the time of closing. Our goal was to purchase this as a long-term investment and we have had no intention of selling the home, but rather we desire to upgrade the property and this will be our permanent residence.  During the first year of home ownership we did several improvement projects to the property including installing brand new energy efficient low-e, double pane windows throughout the home, replacement of all exterior doors and complete replacement of all flooring in the home.  We have also purchased all new appliances and replacement of all the air ducts in the home. When we purchased the home our plan was to perform the above improvements and thereby add to the equity that we had in the home at the time of purchase, then after the 2 year pre-payment/refinance penalty had lapsed we would refinance the home using the existing equity as collateral into a fixed rate.   We had also planned on using any monies available at the time of refinance on consolidating and paying off as many of our past debts as possible to ensure that we could continue further improvements to the property to include new cabinets and counter tops in the kitchen and both bathrooms. Since the drop in the housing market, our home has lost the equity that we had invested at the time of purchase.  My husband works in the residential heating and air conditioning field and his work has predominantly been in new construction.  With the significant reduction in new home construction his hours have not been consistent with previous years income.  My company is also involved in land and there have been significant lay-offs and restructuring at the company.  Although I have retained my position, there is not any further over-time or pay increases and potential advancement opportunities are non-existent in the company at this time. Our goal at this time is continue to maintain ownership of this property as our primary residence and home.  We have already started the process to eliminate many of our unnecessary expenses such as canceling cable and home phone service, reducing eating out and unnecessary traveling, etc.  We would like to either refinance into a fixed rate that would allow us the ability to better plan for future expenses, or to possibly freeze our current rate, or discuss possible repayment options on our current past due balance. We are very been very hopeful that Saxon Mortgage Services, Inc., can work with us to retain this home.  We have completed a financial worksheet as requested by Saxon Mortgage Services, Inc. and sent that via email on two separate occasions since 10/25 and have been told on one occasion that the information was rec'd and that it would take up to 3 months to review the information - and on another occasion we were told that the information was never rec'd and that we must resend it via Fax - and on a third occasion we were told that the no information has been rec'd from us and that we will have to send the entire packet a third time via certified mail.  We would like to discuss our options and are willing to work with Saxon Mortgage Services, Inc.   We want to keep our home and refinance from an Adjustable Rate to a Fixed Rate would help with that - as would a lower monthly payment. Please help us get a Saxon Loan Modification.
